The commercial assets we target sit in the range of $25,000 to $75,000 a year in net income, per property. Here is how that works, what it takes, and the three ways we can help you do it.
Give this page a few minutes before you decide anything. There is nothing to buy here and nothing to fill in. By the time you reach the bottom you will know how commercial property actually makes money, what separates a good deal from an expensive mistake, and which of the three ways of working with us fits where you are right now.
Or keep reading. It takes about six minutes.
Why you are probably here
Most people who find us own two or three residential investment properties. On paper that is a portfolio. In practice it is a set of monthly shortfalls covered out of a salary, held together by the hope that the market keeps rising. The rent does not cover the loan. The strategy was always the capital gain, and the gain is the one part nobody controls.
Then the rules started moving. Changes to negative gearing and capital gains treatment are pushing an already thin model out of shape. Which leaves capable people sitting on real equity, working hard, and going backwards every month.
If any of that sounds like your situation, you are in the right place. Not because commercial is a secret, but because it works the other way around.
What commercial does differently
That is the whole difference, and it is worth sitting with for a second. In residential you buy a building and hope somebody pays more for it later. In commercial you buy a lease, with a business on the other end of it, and the building comes along with the deal.
Rent, from a tenant, on a lease, arriving monthly whether you worked that week or not. Mish bought three commercial properties and they replaced her income. That is the arithmetic this whole business runs on.
The catch
Because commercial punishes guesswork far harder than residential does. A residential mistake is usually a bad month. A commercial mistake can be a vacant building with a mortgage on it.
None of that makes commercial risky. It makes it a field where knowing what you are looking at is worth real money. Which is the entire reason this business exists.
Proof
The Helensvale property went to market asking $2,780,000 and then sat there for 261 days. We sent in a thirty point justification on why it was overpriced, and negotiated across four offers over the months that followed. We settled at $2,075,000. The rent was $171,909 a year when we bought it. After the leases were worked it is $288,043. It is worth $3,040,567 today.
That $705,000 was not luck and it was not the market moving. It was knowing what the property was actually worth and being willing to sit still while everyone else blinked.
How a deal like that gets found
Roughly a thousand commercial properties come across our desk every month. After the first pass, about fifteen are worth serious attention. After due diligence, fewer again are worth buying. That filtering is the job, and it is the reason most people who try this alone either buy nothing for two years or buy the wrong thing in month three because they got tired of looking.
Everything we do, whichever way you work with us, sits on top of that filter.
What due diligence actually finds
These are real findings on properties that looked excellent on paper. Any one of them turns a good looking deal into an expensive mistake.
Finding these before you sign is the least glamorous and most valuable part of this business. It is also entirely learnable, which is why one of the three options below is teaching you to do it.
Proof
A mixed use freehold in Bundall, one of the Gold Coast’s tightly held commercial pockets. 1,841 square metres across five commercial lots, six tenancies covering office, industrial and showroom, and 26 car spaces. Bought at $2,225,000 on a net yield of 5.5 per cent, worth $3,268,000 today, with strata title and redevelopment potential still sitting in it subject to council approval.

Six leases means one vacancy does not stop your income. Knowing when that is a strength and when it is six sets of problems is the sort of judgement this all comes down to.
Mish Daniel has been a commercial property investor, educator and buyers agent since 2005. She moved from South Africa to Australia and struggled for two years. On a 457 visa she could not buy residential property, so she went looking at what was left, which turned out to be commercial. She bought three commercial properties that replaced her income. People kept asking how, and that question is the reason Revolve Commercial exists.
Twenty years, two downturns and one pandemic later, she still buys commercial property for herself. That matters more than it sounds. The filter we run on a client brief is the same one we run on our own money, and nothing is taught here that is not still being done here.
The three ways in
What differs from person to person is how much of the work you want to do and how soon you want to move. So there are three ways in, from free to fully done for you. You do not have to pick today.
Three blocks, equal weight, stacked on mobile and three across on desktop. Each block ends in a plain text link to its own page. The only button in this section is the single Book a Strategy Call at the end of it.
Which one is you right now
You are also not locked in. Plenty of people start on the list, have us buy the first one, and come back for the mentorship a year later because they want to run the next one themselves.
Proof
A five unit centre in Landsborough, 934 square metres, with a tenant mix including an ATM, a bakery and a residential tenancy. Worth $1,300,000 today and producing $113,099 a year in passive cash flow after interest.

Tell us your number on the call and we will tell you honestly what it buys.
What does not change
The three options differ in who does the work. They do not differ in what a property has to prove before it is worth buying.
TESTIMONIALS
Mish as a buyers agent has been very helpful to us on our commercial journey. Her knowledge is priceless. A great coach giving us guidance through the maze of deals in the market by being able to point out weaknesses and strengths of the deals we are looking at.
I would like to say thank you for helping us look into our commercial properties. It’s always good to have a second pair of eyes to pick up on things we didn’t see. We especially feel grateful for your tips on negotiation and that helped to reduce the purchase price.
When Dominic came to us he was doing what most good investors do. Buy a house, renovate it, subdivide it if he could, sell it, start again. Enormous effort, real risk, and the money only arrived at the end, if everything went right. What he wanted was money arriving every month whether he did anything that week or not.
“I knew from the minute I spoke to Mish that she was an expert. I signed up straight away and I am 120 percent satisfied.”
Dominic L.
What happens on the call
It is not a pitch with a timer on it. We map what you have got, what you want it doing in three to five years, and which of the three actually fits. You leave with a plan whether you work with us or not.
The VIP list is free. The mentorship is one number, with no tiers and no discounts. The buyer’s agency is a fractional fee, tailored to your specific search, because the due diligence required for a single tenant regional asset differs substantially from a multi tenant property in a tightly held metropolitan pocket. On the strategy call we dive into your brief and establish the exact scope required. We keep the numbers off the page because a figure only means something once you know which option fits you.
Enough equity or deposit to buy something. Commercial lending usually asks for more deposit than residential, and the right figure depends on the property and your position. We will be straight with you about this on the call, including if the answer is not yet.
No. Almost everybody who starts with us has only ever bought residential, and some have not bought anything at all.
Through the buyer’s agency, typically three to nine months from brief to settlement. Through the mentorship, some people buy in four weeks and some take four months. The variable is the market, not the effort.
We buy where the numbers work, which is mostly Queensland but not only Queensland.
That is how most people do it.
In the range of $25,000 to $75,000 a year, from one property, arriving monthly. Then you do it again. Whether you learn to do that yourself, have us do it for you, or spend six months watching the list first is entirely up to you. The next step is the same either way.
Free, no obligation, and nothing to fill in beyond picking a time.
