About a thousand commercial properties come across our desk in a month. After the first pass, roughly fifteen are worth serious attention. After due diligence, fewer again are worth actually buying. That is the whole job, and it is why most people who try this on their own either buy nothing for two years or buy the wrong thing in month three because they got tired of looking.
Then there is the other side of it. Selling agents negotiate for a living. A buyer does it once every few years. That gap is where money quietly disappears, and you never see the invoice for it because it just looks like the price.

Proof
The Helensvale property went to market asking $2,780,000 and sat for 261 days. We sent in a thirty point justification on why it was overpriced. The price came back to $2,600,000. We offered $2,400,000 and were refused. They accepted $2,450,000 from someone else, and that sale fell over. We came back at $1,800,000, which was turned down. They signalled $2,200,000, we offered $2,000,000, they countered at $2,100,000, and we settled at $2,075,000.
Two hundred and sixty one days on the market, four offers from us, one settlement. That is the part a buyer doing this in the evenings after work does not have the patience or the nerve for, and it is worth more than our fee on a single purchase.

This mixed use freehold in Bundall, one of the Gold Coast’s tightly held commercial pockets, is 1,841 square metres across five commercial lots with six tenancies covering office, industrial and showroom, plus 26 car spaces. Purchased at $2,225,000 on a net yield of 5.5 per cent, worth $3,268,000 today, with strata title and redevelopment potential still in it subject to council approval.
