At the beginning of 2018 I started becoming aware of commercial property as a potentially better investment strategy compared to residential property, at least in terms of promising better yields. I attended a short seminar and was convinced that I wanted to buy some commercial properties.
However, when I started researching what to buy and where, I quickly found it a time consuming and somewhat overwhelming task. At this time, I was very fortunate to have been introduced to Mish Daniel. She reinforced my beliefs in commercial property, but came with a wealth of real world experience in actually doing it. I quickly realised the benefit of having her on my side.
Mish presented me with several potential commercial properties based on her analysis of my current position. The one I decided to pursue was in Brisbane, selling on a 10% yield. I live in Sydney so Mish very kindly viewed the property on my behalf, sending back photos. It looked great!
Mish assisted me in preparing the offer to purchase and I was eventually able to negotiate to an amazing 11% yield. Mish also recommended a commercial property solicitor and helped me throughout the entire due diligence process.
I was pursuing finance on my own, but with the tightening banking regulations this process was dragging and it looked like I was in danger of losing the deal, great as it was. It just seemed too hard and it felt hopeless and frustating. Again Mish offered support, words of encouragement and even other finance brokers to contact. As it turned out, my bank eventually came through with the finance in the nick of time.
In summary, Mish Daniel helped me every step of the way. My plan is to buy more commercial properties and I will certainly be talking to Mish again when that time comes.

Before I met Mish, I had spent 4 months in 2021 analysing and trying to purchase a high income commercial deal with a tight brief in various States. I had put in many offers, but the market was hot , and I did not manage to secure one. Mish found me a beautiful property with a high yield, and negotiated well with the agent and Vendor. We nearly lost the deal at several points, and she kept it on track. She continued to do this until settlement. She found me several off -market opportunities, which I was happy about. I found the speed that properties were selling, especially to owner occupiers who did not mind about the yields and the challenges of getting clarity from agents all left me despondent. It gave me ease and momentum to have Mish's expertise, calm and warm manner and solution focus to navigate this. I have settled on the property, that she found, about a month ago and am very happy to have the good cash flow and contented tenants. The income makes a huge difference to our family's life and my ability to renovate my home.
Currently, I am finishing other more recent purchases so am not looking for more commercial properties.

Commercial property investment is very different from residential property investments; therefore it requires specialised agents like Mish. Commercial Real Estate has been an interest the last couple of years and I was following Mish, however with interest rates where they were it didn't make sense to invest, own and lease.
When the "Straithhaird" project was advertised it definitely fitted into the way we were thinking. I found talking to Mish on the phone helped us to make the decision to invest; the conversation was sensible down to earth and engaging. The follow up Zoom meetings have further given us confidence we have a team working for us who know what they are doing; this is a great adventure for us.
We have spoken to others about the investment and there is definite interest to see how it goes. It is a strategy that sits well for us as we move toward semi - retirement, our money can do some work for us.
